Becoming a Broker

Become an agent in 3 steps — it's that easy.

Step 1. Complete your pre-licensing education

As a prospective agent, you’re required to take real estate pre-licensing courses from an approved licensing school (like us!). Once you’ve completed courses, be sure to obtain your official transcripts or certificate of completion; this is required to complete your real estate license application.

Step 2. Pass your real estate exam

Once you’ve completed pre-licensing courses and passed the final exam, it’s time to schedule your state licensing real estate exam. Likely, you’ll encounter questions on this exam that you didn’t cover in pre-licensing curriculum, so be sure to look for exam prep programs that will highlight practice questions for your state.

Closing costs are paid according to the terms of the purchase contract made between the both parties. Usually the buyer pays for most of the closing costs, but there are other special cases when the seller may have to pay some fees at closing too.
Yes, you can by selling to a cash buyer. Hire a real estate attorney to facilitate a sale to a known buyer. Handle the sale yourself via For Sale By Owner (FSBO).
Yes, when selling a home, the mortgage lender sends the notary a repayment invoice. If the sale's outcome is in your favor, after selling price minus the mortgage debt, the notary transfers the amount to your account.
Any profits made on the sale of a property need to be included in your assessable income in the financial year that you sell it. Usually, you don't need to pay CGT if you're selling the home you live in.
Real estate exams are designed to be difficult to pass, so they can weed out people who are not going to be skilled agents. Though the pass rate varies based on the state exam, they hover around 50% across the country. This means only about half of the people who take a state licensing exam pass, but if you take our course, we will make sure that you pass the exam with flying colors.
Examination failure can give you a cushion of 3 more times (total of four times). If you fail only one portion of the exam (the general or the Illinois specific section), you need retake only the part you failed.
